House Rules

Our home is a real family home — lived in, loved, and shared. The rules below are how we keep it that way for everyone who stays. By booking, you're agreeing to follow them. Most of these are common sense. None are surprises.

Before you arrive

  • Guest verification. A short verification is required through our third-party provider, Truvi, before check-in. It's a few minutes, helps us comply with short-term rental regulations, and adds an extra layer of protection for both you and the property. Truvi will reach out via email or text once you've booked — please complete it before your arrival so check-in is smooth.
  • Rental agreement. Please sign the rental agreement within 48 hours of booking (or 48 hours after we send it), and always before check-in. It covers all of the points on this page in formal language.
  • Cancellations. Cancellations are handled per the cancellation policy shown at booking — no exceptions. We strongly recommend travel insurance for any reason you might need to cancel.

Check-in & check-out

  • Check-in is at 4:00 PM. Self check-in via smart lock — we'll send your personal, temporary code 48 hours prior to arrival.
  • Check-out is at 10:00 AM. Please let us know if you need early check-in or late check-out; we'll do our best to accommodate based on the schedule.
  • The house is professionally cleaned between every stay. A reasonable amount of tidiness on your way out is appreciated but not required — that's what the cleaning fee covers.
  • If for any reason cleaning or unexpected repairs prevent us from being ready by check-in time, we'll work with you on a solution — either a refund for the affected time, or a nearby stay of similar quality while we get the home ready.

Quiet hours

This is a residential neighborhood with families and surfers who get up early. Quiet hours run from 9:00 PM to 8:00 AM, in accordance with local city noise ordinances — outdoor noise low, music down, sound at a respectful level. Indoor enjoyment, of course, can continue.

Guests & visitors

  • Maximum occupancy is 7 guests, including children and infants.
  • The home is for the use of registered guests only. Day visitors are welcome during the day; overnight guests beyond the registered party are not permitted.
  • No events, parties, gatherings, photoshoots, or commercial filming without prior written approval. (For commercial use of the space, please reach out about our Peerspace listing.)
  • Subletting is not permitted under any circumstances.

Smoking

The home is strictly non-smoking — including cannabis and vaping — both indoors and anywhere on the property. Evidence of smoking on the premises results in a deep-cleaning charge.

Pets

We love animals, but the home is currently pet-free due to allergies in the family who use it between guest stays. Service animals are welcome per applicable law; please let us know in advance.

Parking

There's no on-site or driveway parking. Street parking is generally easy on the streets adjacent to the house — most guests find a spot within a block. Please be considerate of neighbors and don't block driveways or alleys.

Property access

Your stay includes full, exclusive use of the main house and backyard. A couple of areas are off-limits:

  • The accessory dwelling unit (ADU) on the property has a separate entrance and is not part of your rental. Please don't attempt to access it or disturb anyone staying there.
  • The locked supply closet in the main house is for our maintenance use only. If you need something you can't find, just ask.

Cameras & privacy

Your privacy matters to us. Here's exactly what's in place and how it works:

  • A doorbell camera at the front door and a few exterior cameras at property entrances and the front yard — these stay active during your stay, for security only.
  • No cameras inside the home, anywhere. None face into the house, either.
  • The camera that faces the back deck and hot tub area is only active when the home is vacant — never during your reservation.
  • Cameras are not routinely monitored; footage is only reviewed if there's an incident.

Maintenance visits

The property includes weekly hot tub service (typically Tuesdays) and weekly yard maintenance (typically Fridays). Our maintenance team will access the front and back yards for these visits — they're brief, professional, and won't enter the home.

E-bikes

  • Two RAD e-bikes are provided as a guest amenity. They're a blast and they're also legitimately powerful — please respect that.
  • Helmets are required at all times, every ride. Helmets are provided.
  • The primary guest signs a liability waiver before first use. Any other adult guests who want to ride must also sign a waiver — just ask and we'll send one over.
  • Always lock the bikes when they're off the property and not in your immediate possession. Loss, theft, or damage may be charged up to replacement cost.
  • Please return them to the shed at the end of each day and keep them charged.
  • If the bikes are ever inoperable during your stay, we make every effort to maintain them but cannot offer refunds for time they're unavailable.

Hot tub

  • Use is at your own risk. Hot tubs are slippery; adults are responsible for supervising children at all times.
  • Please shower or rinse off briefly before use to keep the water clean — sand in the hot tub results in a $200 cleaning fee.
  • No glass in or near the hot tub — broken glass means draining and refilling, which carries a $500 charge and ruins everyone's evening. We provide plastic wine cups for use poolside.
  • No bubble bath, soap, or hard toys in the hot tub. They can damage the interior surface, jets and the filtration system.
  • Do not allow children to remove headrests, as the attachments are easily damaged and they are expensive to replace.
  • Replace the cover when you're done — it keeps the heat in and the leaves out.
  • If the hot tub is unusable for any reason during your stay, we'll do everything we can to get it back in service but cannot offer refunds.

Outdoor covers

The outdoor TV, grill, fire table, lounge chairs, and hot tub each have a protective cover. Please use them whenever those items aren't in active use — and always overnight. Marine air is hard on outdoor equipment; the covers are how we keep everything in good shape for everyone.

The eighteen-foot door

The La Cantina door between the great room and the back deck is one of the home's best features and also its most delicate. Please operate it according to the instructions in the digital guidebook (there's a short video). Damage from improper operation is charged at actual repair cost. With children around: watch hands during opening and closing, and please don't let kids play with the door.

Cooking & fires

  • Please only cook in the kitchen or on the grill.
  • The grill should stay in an open area, away from the house. Always make sure it's fully extinguished and cool before leaving it unattended.
  • The fire table is for ambiance only — no cooking, no marshmallows, no skewers. Open flames near food on the fire table can damage it, and the resulting fee isn't fun for anyone. For roasting marshmallows, head to Moonlight Beach and snag a firepit for a memorable and delicious evening.
  • No other open fires anywhere on the property.

Pool, beach, and water safety

The home doesn't have its own pool. Beach gear is provided, including infant and toddler life jackets. Always supervise children near water. The Pacific has powerful surf — please respect it. If you're using the foam surfboard or boogie boards, please wear a life jacket and follow common-sense water safety.

Decorations & surfaces

  • No glitter or confetti anywhere in the house or on the property — these are essentially impossible to clean out of fabrics, decks, and the backyard. Please celebrate without them.
  • No tape on the walls, cabinets, or any other interior surface — even painter's tape can pull finish off when removed.

Kids

We have kids of our own, and the home is set up to make traveling with them easier. We provide a full-size crib, travel-style crib, high chair, BOB jogging stroller, baby gate, sound machines, baby monitor, room-darkening shades, life jackets, and a selection of toys, books, and games. Please return things roughly where you found them so the next family can use them too.

Children must be supervised at all times. While the home is family-friendly, there are real things to watch for — raised decks in the front and back yard, the hot tub, internal stairs, the large La Cantina door, and various other features that make this house special but also require adult eyes.

Damage & the inevitable

Accidents happen. If something breaks, just let us know — we'd much rather you tell us than try to hide it. We don't charge for normal wear and tear. Significant damage, loss, theft, or violation of these rules may result in charges deducted from the security deposit or billed directly.

Keys

You'll be provided a set of keys for the home and the bike locks. If keys aren't returned at the end of your stay, there's a $300 replacement charge to rekey the property — please return them all to the kitchen island before you depart.

Trash & recycling

  • Pickup is on Mondays. Bins are in the side yard next to the outdoor shower.
  • Please roll bins to the curb the night before, and return them inside the gate after pickup.

The neighborhood

  • Our neighbors are wonderful and have been very supportive of us hosting. A friendly wave and a quiet evening go a long way.
  • Behave in a civilized, neighborly way. Disturbances or large gatherings are grounds for immediate termination of the stay.

Insurance & liability

Use of the amenities — the e-bikes, hot tub, fire table, surfboard, boogie boards — carries inherent risk. By staying, you and your guests agree to use them at your own risk and to hold the hosts harmless from any related claims.

Our property insurance doesn't cover your personal belongings during your stay. If you'd like coverage for your own items, please arrange your own insurance.

If you leave something behind

We'll make every reasonable effort to return personal items left behind. Return shipping is at the guest's expense. If a claim isn't made within two weeks of departure, we may dispose of the items.

If something needs attention during your stay

Reach out anytime through the contact info we share at check-in. We aim to respond quickly, and for genuine emergencies (water leak, lockout, electrical issue) we are local and can be there fast.

Use of the home

The home is for residential use only — no commercial activity, sales, or services run from the property. Illegal activity of any kind is grounds for immediate termination with no refund.
